A Clear Process from First Call to Move-In

Consultation Call

We learn about your property and your goals. You learn how On Your Lot works and whether it's the right fit.

Plan Selection

Your Advisor presents 2-3 plans that fit your lot and walks you through features, options, and the design process.

Complimentary Lot Viability Assessment

Our production and construction leadership walk your property in person to evaluate site conditions and determine lot viability.

Preliminary Findings Call

Your Advisor walks you through our Lot Viability Report and discusses initial findings, site conditions, and what the next step involves.

Moving Forward: Lot Assessment

If your lot is viable and you'd like to proceed, a non-refundable Lot Assessment Fee initiates the full lot evaluation and analysis.

Survey, Arborist Report, & Full Lot Assessment

We order a professional survey and arborist report. Our team evaluates your lot's conditions: existing structures, trees, grading, drainage, elevation, utilities, and how your selected plan fits the site.

Lot Assessment Report & Project Estimate

We deliver a detailed assessment of your lot's conditions, preparation requirements, key considerations, and a project estimate with pricing, structural options, design estimates, and a summary of everything included.

Contract

Once you've reviewed all reports and your Project Estimate, your Advisor will schedule a contract signing appointment. After the contract is signed, your lot enters production.

What's included?
The Basics
Demolition, tree removal, and complete site preparation. Plan design, structural engineering, and all municipal permitting. Base house construction with elevated South Tampa inclusions (PGT impact windows, brick paver driveway and walkway, PVC privacy fencing, upgraded appliances, and more)
Expert Guidance
You can relax knowing your home is in expert hands. You'll have a dedicated Construction Manager overseeing every phase of your build And a dedicated Inland Advisor as your single point of contact throughout the build. And a dedicated Interior Designer for your 5-hour professional Design Session to personalize your finishes and selections.
Quality Build
With 3 formal on site meetings: Pre-Construction, Pre-Drywall, and New Home Orientation you'll see for yourself the quality of your home. What you won't see is the extra 9 independent third-party inspections for quality verification & 9 internal Critical Check inspections at key construction milestones on top of the formal county inspections.
