Inland Homes was founded in 1988, and our family has been building locally since 1947. Our team combines proven construction practices with classic design and livability to create homes built for today and for years to come.

We build new construction single-family homes, offering one and two story floor plans mostly between 1,500 to 4,500 square feet, depending on the neighborhood. Our homes are designed with efficient layouts, modern features, and options that support today’s lifestyles.

We build homes in residential neighborhoods within Tampa (including Virginia Park, Ballast Point and Palma Ceia) as well as in communities within our broader markets, such as Brooksville and Parrish, Florida. Each location is chosen for its convenience, livability, and long-term value.

Our focus is on quality over quantity. From our construction standards and multilevel inspection process to clear customer communication, we prioritize craftsmanship, transparency, and a personalized experience throughout the building process.

We are a locally rooted builder with original and continuous ties to the Tampa Bay area. Living and working here gives us a deep understanding of local neighborhoods, preferences and lifestyles, enabling us to design homes that truly feel natural to the community.

Construction timelines vary based on the home design, size of the home and external factors such as local municipal processing and weather. Our current cycle times range from 100 – 180 days depending on the aforementioned factors.

Yes. We coordinate scheduled site visits at key milestones to ensure safety while allowing you to stay informed and connected to the progress of your home. We can also schedule visits outside of key milestones as needed with advanced notice.

You will have a dedicated Customer Guide who serves as your primary point of contact, providing updates and coordinating communication throughout construction.

Permitting, material availability, weather conditions, and design changes can impact the construction schedule. We proactively communicate any changes with you and work continuously to minimize delays.

Yes, we sometimes have move-in ready homes depending on current availability within specific locations.

Our homes offer a thoughtfully curated range of options including finishes, structural elements, colors and fixtures. While our homes aren’t custom, you can achieve a custom level finish within a decision making framework that saves you the headache of a thousand decisions and keeps the home from experiencing custom home sized delays.

You can select from our available floor plans when purchasing a home on a lot that has not yet been permitted. Depending on the plan and stage of permitting, you can choose from specific structural options to make the home fit your needs.

Design selections typically include cabinetry, countertops, flooring, tile, fixtures, and exterior colors. Options vary by community and home design.

Yes. We offer a range of structural and design upgrades that allow buyers to personalize their home to their preferences and lifestyle.

Final selections, including finishes and upgrades, are made during your design shop appointment, prior to the start of construction. This ensures your choices are incorporated into your home efficiently and accurately.

The base price includes the home structure, that specific plan’s included features and our included, neighborhood-specific finish level. Please inquire for a detailed list of what is included in any specific home.

Upgrades and options are clearly outlined with transparent pricing during the selection process so home buyers can make informed decisions.

Yes. A deposit is required at contract signing and is applied toward the purchase of your home at closing. Additionally, when applicable, an additional design deposit is collected when you visit our Design Shop to select finishes and upgrades.

While we don’t provide financing directly, we work with unaffiliated preferred lenders who are familiar with our homes and process. They help make your home buying and closing experience much smoother.

Additional costs may include upgrades, closing costs, lender fees, and homeowner-related expenses such as insurance and taxes.

Our homes come with a 1-year workmanship warranty and a 2-10 Home Buyers Warranty for added protection. Our warranty also includes 2-year coverage for major systems, such as plumbing, electrical, and HVAC, and 10-year coverage for structural components, giving you long-term peace of mind

Homes are inspected at multiple stages to ensure compliance, quality, and craftsmanship. In addition to the 25+ required county inspections, we conduct 9 formal Inland inspections and 9 third-party critical inspections, giving every Inland Home 18 extra inspections by choice to maintain the highest standards.

Yes. Our homes are built with energy-efficient features designed to improve comfort, reduce utility costs, and exceed current building standards.

Our homes are built on a monolithic slab foundation with concrete block walls finished with stucco, siding, or stone finish per plan. They feature engineered roof trusses with truss straps installed per code and fungus-resistant laminated asphalt shingles, providing strength, protection, and long-lasting performance.

We have a dedicated warranty team and a clear process for submitting service or warranty requests, ensuring timely communication and resolution.

Yes. Buyers are welcome to hire a their own home inspector to complete a final inspection prior to closing for added peace of mind. Inspections must meet set requirements – including proper licensing, insurance, and worker’s compensation – and be scheduled in advance with our team.

From navigating loan approval to receiving your keys, your lender and closing agent will guide you through final documents and fund transfers, while our Inland closing coordinator manages the process behind the scenes.

After moving in, you can expect ongoing support from our team. Whether it’s answering questions about your new home, assisting with maintenance, or guiding you through any warranty concerns, we are here to make sure your homeownership experience is smooth and worry-free.

Yes. We build on select lots that are within a certain distance of our existing new home locations. We offer a no-commitment 5 minute phone consultation and lot walk for potential On Your Lot builds.

Yes. Our production team handles all permitting and site preparation in a thorough and organized manner, though site prep may involve additional costs depending on the lot. We ensures your property is ready for construction, on-time without extra hassle.
